Property: Monthly rent

I am an indie. What's the chances of me getting monthly rents? Anyone out there managed to negotiate this successfully with their landlord. Got to be honest, trade is a mess at the moment and this would be one less burden. Any advice appreciated.

I would recommend you speak to your landlord and explain the circumstances. In the current market the primary interest is to maintain trading and hopefully allow us all to ride the storm.

I am aware of some landlords that have agreed monthly rental payments.  The main condition is often that the rent is paid by automatic electronic transfer i.e. it is not acceptable to have to issue an invoice and then wait for receipt of a cheque on a monthly basis. 
 
At the end of the day a contract has been entered into between the parties and the terms are clearly laid down and each party is contractually bound by those terms however there does need to be some give and take and in my view a landlord who is sympathetic to the tenant's particular circumstances will reap the rewards when the good times return (and lets hope they do!!).

I have had five retail stores over the past few years. And I negotiated monthly rent payments on all these sites. So it can be done!

It depends on the size of your landlord. Smaller companies are obviously much more understanding and easier to negotiate with.
The larger companies are less so. But maybe this will change with conditions becoming tighter. After all it makes sense to ensure your tennant stays trading and monthly rent payments make this much easier.
